The Qatar hospitality market's total supply could exceed 44,000 rooms by the end of 2022, researcher ValuStrat has said in a report.
An estimated 14,150 keys are in the pipeline until 2022 and 80% of expected supply is designated under a 4- or 5-star rating, it said.
As of April 2021, Discover Qatar quoted 65 hotels (9,890 keys) have been designated for provision of quarantine.
Notable hospitality projects in the pipeline are Zulal Wellness Resort, Fairmont and Raffles Hotel, The Plaza Doha, Waldorf Astoria, JW Marriot Hotel, Majlis Grand Mercure Hotel & Apartment, Dream Doha, South & North Direction Hotels, Rosewood Doha Hotel and Hilton Garden Inn.
As per ValuStrat research, the total supply of the hospitality market at the end of first half of last year (H1, 2020) was 29,858 (22,139 hotel keys and 7,719 hotel apartments.
During the first six months of 2021, some 1,558 keys were added, ValuStrat said.
Notable projects unveiled are Hilton Salwa Beach Resort (361 keys), Jouri Murwab Hotel (134 rooms), Cielo Hotel Lusail (70 keys), Bentley Luxury Hotel & Suites (431 keys), Banyan Tree Doha at La Cigale Mushaireb (126 rooms and 215 apartments) and Marriott Executive Apartments City Centre (254 apartments).
The year 2020 started with an optimistic outlook with an increase of 30% year-on-year (YoY) in the volume of visitors during the first two months of the year compared to 2019, ValuStrat noted.
However, due to the onset of Covid-19 pandemic in March, restrictions were imposed on social mobility and visitor arrivals.
Hotel quarantine was made mandatory for arrivals from countries that were not on the low-risk list.
By the end of December 2020, at least 28 hospitality properties were being utilised as quarantine centres
Qatar experienced a drop of 73% YoY in international visitors, from 2.1mn in 2019 to 0.58mn in 2020.
Hotel occupancy reduced to 45% in April 2020, however; after June, it started to recover peaking at 59% in December that year, ValuStrat said.
Qatar had the 6th highest occupancy worldwide in 2020 reflecting the resilience of the hospitality sector of Qatar, ValuStrat said quoting the Qatar National Tourism Council (QNTC).
ADR (Average Daily Rates) dropped to QR287 in April 2020, recovering from May 2020 onwards to QR381 by December 2020, ValuStrat added.
