Manateq (Economic Zones Company), which is positioned as a vital component in achieving the economic development pillar of the Qatar National Vision 2030, will Thursday hold public draw for the allocation of plots at Birkat Al Awamer Logistics Park.

The public draw for the Birkat Al Awamer - one of five logistics projects being developed by Manateq - will be live streamed on Instagram, said a tweet from Manateq.

Birkat Al Awamer Logistics Park, which has plots in varying sizes, is ideal for companies that seek to build their own facility, with the option to build their own showrooms, offices, and worker accommodation in the plot.

With an area of 9.34mn sqm, Birkat Al Awamer is in close proximity to gateways as Hamad Port, and Um Alhoul Free Zone. It has been designed for the establishment of modern warehouse and workshops facilities to serve the local market for long-term lease period of 25 years.

Birkat Al Awamer appears to have "strong appeal" for various logistics sectors, including but not limited to the construction sector, food sector, aluminium, stone and steel workshops, and multi-purpose storage operators.

Leases are available at QR20 per sqm per year with investors being incentivised by a two-year, rent-free grace period and flexible construction procedures.

"This is a highly strategic location with convenient connection to Al Majd Road, which provides easy access to Hamad Port, facilitating speedy logistics delivery,” Manateq chief executive Fahad Rashid Al-Kaabi had said.

The plot size varies from 800sqm to more than 20,000sqm to respond to the diversified requirements of the intended projects.

Plots with area up to 2,000 sqm are eligible for one warehouse building; plots with area 2,500 sqm up to 5,000 sqm are eligible for maximum two warehouse buildings; plots with area 5,500 sqm up to 10,000 sqm are eligible for maximum three warehouse buildings; plots with area 10,500 sqm up to 20,000 sqm are eligible for maximum four warehouse buildings; plots with area 20,500 sqm up to 40,000 sqm are eligible for maximum six warehouse buildings; and plots with area more than 40,000 sqm are eligible for six warehouse buildings, in additional to one warehouse building for each 20,000 sqm above its area.

The benefits to investors in the logisitics park include long-term lease period of 25 years, offices (10% of the built up area), workers accomodation (6% of the total plot area) and showroom (5% of total plot area).

Manateq has already signed memorandum of understanding with Qatar Islamic Bank (QIB), QNB, QIIB and Dukhan Bank to facilitate financing for its logistics parks investors.

Under the agreement, investors in Manateq’s logistics parks at Jery Al Samur, Birkat Al Awamer, Al Wakra and Aba Saleel, can raise 60% of their project financing against land and personal guarantees from QIB.

The agreement aims to facilitate the growth of the country's small and medium enterprises (SME) sector, for which the government has accorded top priority as Qatar strengthen its economic diversification strategies.

Manateq had recently signed with Waseef Asset Management Company, the leader in the management and marketing of real estate projects, to provide facilities and rental management of all the commercial and residential assets in seven service hubs across all its logistics parks.
