Benfica coach Jose Mourinho insisted he is capable of saying no to Real Madrid president Florentino Perez as he played down rumours of a return to the Spanish giants.Mourinho's Benfica host Real Madrid in a Champions League play-off round clash today, before the second leg at the Santiago Bernabeu next week. The 63-year-old Portuguese coach, who led Madrid between 2010-2013, has a clause in his contract with Benfica which would allow him to depart the club, fuelling rumours Perez may turn to him again next season.Mourinho guided Benfica to a 4-2 victory over Alvaro Arbeloa's Real Madrid in the league phase of the Champions League in January, leading both teams to face each other again in the two-legged play-off round. "Can you say no? Yes," Mourinho told reporters when asked if he could reject an approach from the Madrid chief. "Yes you can."Mourinho admitted he has a "great friendship" with Perez and a permanent connection with Madrid, but said the break clause was agreed because of the Benfica presidential elections which were approaching in November 2025, a few weeks after he signed his contract. "I gave everything to Real Madrid, everything that I had, I did good things, I did bad things, but I gave absolutely everything and that's all," said Mourinho."When (someone) leaves a club with those type of feelings, I think a connection always exists... the fans think highly of me, and that is fantastic, but with this I don't want to encourage stories that don't exist... The only thing that exists is that I have another year on my contract with Benfica. It's a special contract because it was signed in an electoral period."Mourinho said the deal was signed to protect a hypothetical new president, although in the end Rui Costa was re-elected. "There is a clause that is very easy for both me and Benfica to break the contract, but the only thing that exists is the contract with Benfica, and there is nothing with Real Madrid," said Mourinho."I would very much like to eliminate Real Madrid (from the Champions League), but I would like Alvaro to win La Liga and for Alvaro to stay at Madrid for many years. I think he's a coach with a lot of capability and a boy who has Madrid within him, and with the personality to coach Madrid, which isn't something anyone can do."Mourinho said he expected a different game to the one his side dominated in Lisbon against Madrid in January, and highlighted the power of Arbeloa's side, record 15-time champions. "The Real Madrid I expect tomorrow is the Real Madrid who are number one favourites to win the Champions League," added Mourinho.Arbeloa said despite his good relationship with Mourinho he was determined to reach the last 16. "My objective is to eliminate Benfica, and after that he can win everything else, after that I wish him the best," explained Arbeloa.The coach would not reveal whether French superstar Kylian Mbappe was ready to start the game, after knee discomfort kept him on the bench last weekend in the win over Real Sociedad. "Kylian came with us, he will train and tomorrow you will see if he plays or doesn't," said Arbeloa.Madrid midfielder Eduardo Camavinga said Los Blancos were out for revenge at the Estadio da Luz. "I think we have to change our mentality (from the league phase game), we're better on that front now, we have to attack and defend together," Camavinga told reporters. "We want to play a great game, because losing a game like that was tough for our fans... we want to win tomorrow with the spirit of revenge." 

The Qatar Stock Exchange Thursday gained about 13 points on the back of foreign institutions’ strong buying interests.The insurance, consumer goods, banking, real estate and telecom counters saw higher than average demand as the 20-stock Qatar Index rose 0.11% to 11,515.81 points, recovering from an intraday low of 11,427 points.The Gulf institutions were seen increasingly net buyers in the main bourse, whose capitalisation added QR0.32bn or 0.05% to QR686.55bn mainly on microcap segments.The Gulf individuals turned bullish in the main market, whose trade turnover and volumes were on the rise.The local retail investors’ weakened net selling had its influence on the main market, which saw as many as 2,179 exchange traded funds (sponsored by AlRayan Bank and Doha Bank) valued at QR6,546 trade across five deals.However, the domestic institutions were seen net profit takers in the main bourse, which saw no trading of sovereign bonds.The Islamic index was seen outperforming the other indices in the main market, which saw no trading of treasury bills.The Total Return Index rose 0.2%, the All Share Index by 0.22% and the All Islamic Index by 0.29% in the main bourse.The insurance sector index shot up 0.66%, consumer goods and services (0.63%), banks and financial services (0.54%), realty (0.42%) and telecom (0.32%); while industrials and transport declined 0.98% and 0.05% respectively.As many as 22 gained, while 27 declined and four were unchanged.Major gainers in the main market included Widam Food, Mesaieed Petrochemical Holding, Dukhan Bank, QIIB, Qamco, Qatar Islamic Bank, Woqod, Qatar Insurance and Vodafone Qatar.In the juniour bourse, Techno Q saw its shares appreciate in value.Nevertheless, about 51% of the traded constituents were in the red with major losers being QLM, Industries Qatar, Mannai Corporation, Doha Bank, Mekdam Holding, Aamal Company, Mazaya Qatar and Nakilat.The foreign institutions’ net buying increased substantially to QR556.2mn against QR58.24mn the previous day.The Gulf institutions’ net buying strengthened noticeably to QR14.29mn compared to QR6.84mn on February 11.The Gulf individual investors turned net buyers to the tune of QR1.18mn against net sellers of QR5.41mn on Wednesday.The local retail investors’ net selling declined perceptibly to QR72.56mn compared to QR83.72mn the previous day.However, the domestic funds were net sellers to the extent of QR490.08mn against net buyers of QR16.98mn on February 11.The Arab retail investors turned net sellers to the tune of QR5.08mn compared with net buyers of QR4.69mn on Wednesday.The foreign individuals were net profit takers to the extent of QR3.96mn against net buyers of QR2.26mn the previous day.The Arab institutions had no major net exposure compared with net sellers to the tune of QR0.14mn on February 11.The main market saw a 37% jump in trade volumes to 230.68mn shares to more than double value to QR964.09mn but on 50% contraction in deals to 21,482.In the venture market, a total of 0.79mn equities valued at QR1.64mn changed hands across 205 transactions. 

Holders Paris Saint-Germain, Real Madrid and Liverpool are among the clubs battling for direct passage to the last 16 of the Champions League going into the final round of the league phase this week. Fifteen teams have already sealed their progress to the knockout rounds but a further 17 sides will be competing for the remaining places with all 18 games kicking off at the same time Wednesday. The top eight receive a bye into the last 16 while the next 16 teams enter Friday’s draw for the play-offs, although PSG demonstrated last season that is no obstacle to lifting the trophy. Here is a look at what’s at stake on matchday eight: Qualified for last 16Arsenal, with seven wins from seven, and Bayern Munich are the only two clubs already assured of a place in the last 16. The Gunners could become the first team to win all eight games since the league phase was introduced last season. They host Kairat Almaty, who are bottom of the table with just a single point. Bayern’s lone defeat in Europe came at Arsenal in November. Vincent Kompany’s side go to PSV Eindhoven in their final fixture. Knockout place guaranteedReal Madrid, record 15-time winners of the competition, will wrap up a last-16 berth with victory away to Jose Mourinho’s Benfica. Liverpool will join them if they beat Qarabag at Anfield, while Tottenham know victory at Eintracht Frankfurt will allow them to also bypass the play-offs despite their domestic struggles. Eight teams – those placed sixth to 13th – are locked on 13 points, with reigning champions PSG hosting Newcastle at the Parc des Princes. Chelsea currently occupy the final top-eight spot but face a tricky assignment at Napoli, coached by former Blues boss Antonio Conte. Barcelona and Manchester City are ninth and 11th respectively. They are poised to sneak into the top eight if any of the teams above them slip up. At least PSG or Newcastle, if not both, will drop points. Sporting Lisbon, Atletico Madrid and Atalanta are also in the mix, while Inter – who have lost three matches in a row – and Juventus sit on 12 points. All of those clubs will progress from the league phase regardless of Wednesday’s results. On course for knockoutsBorussia Dortmund are all but certain to advance alongside Galatasaray. Azerbaijan’s Qarabag are on track to reach the knockouts for the first time after a last-gasp win over Eintracht last week. Marseille, Bayer Leverkusen, Monaco, PSV, Athletic Bilbao and Olympiacos round out the top 24 as it stands, but there are seven clubs beneath them who could force their way back into contention. Teams in dangerItalian champions Napoli are the most notable team at risk of missing out on the knockout phase. They are 25th – behind Olympiacos by virtue of fewer goals scored. FC Copenhagen also have eight points but head to Barcelona for their final match. Benfica and Ajax, both former European champions, must win to stand a chance of qualifying. The same is true for Club Brugge, Bodo/Glimt, Pafos and Union Saint-Gilloise. EliminatedDebutants Kairat and Villarreal have lost six of seven matches. Slavia Prague are also yet to win, while Eintracht sacked coach Dino Toppmoeller earlier this month after a poor run of results both in Germany and Europe. 

Real Madrid are aiming to seal direct passage to the Champions League last 16 at Benfica Wednesday, but standing in their way is their divisive former coach Jose Mourinho.The veteran Portuguese still has slim hopes of taking Benfica into the play-off round, needing victory and other results to go their way, but pride alone is enough of a reward as he takes on Alvaro Arbeloa's 15-time European champions.Mourinho never won the Champions League with Madrid, coaching the club between 2010 and 2013, a period in which rivals Barcelona had the upper hand both at home and on the continent.His opposite number at the Estadio da Luz is a former disciple of his in ex-Madrid defender Arbeloa, one of his most loyal foot soldiers during his reign. However, their strong prior relationship has not stopped the oft-antagonistic Mourinho from taking an apparent dig at him ahead of the match."For me, it's a surprise when coaches with no history get the opportunity to manage the most important clubs in the world," said Mourinho last week, interpreted as commentary on Arbeloa's appointment to replace Xabi Alonso earlier in January.Arbeloa had been coaching Madrid's reserve team, with Los Blancos his debut first team job. He responded with grace to Mourinho's words. "You all know what Mourinho means to me. If a coach like that speaks, especially him, I listen and analyse it," said the 43-year-old Spaniard.In his first press conference as Madrid coach, Arbeloa said he carries Mourinho "within him" and that it was an "honour and a privilege" to have worked under the Portuguese. Arbeloa said he would try to be himself rather than an imitation of the 63-year-old. "While it's true I am not afraid of failing, and have never been, I'm sure that if I tried to be Jose Mourinho, I would fail spectacularly," he explained.Madrid crashed out of the Copa del Rey at second-tier Albacete in Arbeloa's first match at the helm but have won the following three games, including a 6-1 demolition of Monaco. Sitting third in the league phase table, victory would ensure Madrid progressed to the last 16, avoiding the play-off round, and gaining second-leg home advantage.Madrid moved on after Mourinho but some of his hallmarks have returned, particularly in recent years as the club regularly rail against officiating in Spain. Mourinho's siege mentality has been embraced by club president Florentino Perez, and Arbeloa's appointment means some aspects of the Portuguese's game returning too.The now-Benfica boss advocated for a counter-attacking Madrid and Arbeloa says he would be foolish not to utilise that strategy. "I cannot go against what is natural for the players, the opposite -- I have to try and take advantage of it," said Arbeloa after Madrid beat Villarreal on Saturday.Mourinho, a rare coach admired by Perez, has only faced Real Madrid once since leaving the club in 2013. While coaching Manchester United in 2017 he fell to a 2-1 defeat by Madrid in the European Super Cup final in Macedonia.In the first few years after leaving Madrid he was occasionally linked with a return, although Perez never pulled the trigger on it, seemingly aware of the negative effects it could have. Mourinho stoked the rivalry between Madrid and Barcelona to unprecedented heights in the modern game, controversially poking then Barca assistant Tito Vilanova in eye during a brawl following a Spanish Super Cup defeat in 2011.There were also fractures in the Madrid dressing room under the pressure of Mourinho's approach and demands. Since his heyday at Porto, Chelsea and Inter Milan, which led him to Madrid, Mourinho's career has taken a turn for the worse.He won the Europa League with Manchester United in 2017 during a difficult spell there, before modest stints at Tottenham, Roma and Fenerbahce.Benfica appointed him in September, hoping he could turn things around, but several defeats in the Champions League have left them facing an early European exit.Domestically Benfica sit third, some way behind leaders Porto, who knocked them out of the Portuguese Cup earlier in January, with fans left furious.Amid the problems Mourinho has, Madrid's visit to Lisbon is an invitation for him to reassert some dominance, albeit for one night only, before a club which has never forgotten him. 

Barcelona reclaimed top spot in La Liga with a 3-0 win over Real Oviedo Sunday, thanks to goals from Dani Olmo, Raphinha and an acrobatic Lamine Yamal effort.After Real Madrid beat Villarreal on Saturday to take pole position overnight, the Catalans edged a point ahead again.Although Oviedo are bottom of the table with just two victories all season, Barca had to scrap for their victory as the visitors worked hard defensively to keep Hansi Flick's team at bay until the second half.Eventually the hosts' quality told at the partially-reopened Camp Nou and after Olmo opened the scoring Barca never looked back.The pick of the goals was Yamal's strike, an impressive volley from Olmo's cross to secure Barca's triumph."I know we didn't play on our highest level in the first half... but the team has done a fantastic job in the last few weeks, months," Flick told DAZN.The coach praised Yamal for his hard work in terms of pressing and also hailed his fine strike."It was great... I'm happy that he scored such a (good) goal, and the third goal for us was really important," added Flick.Barca struggled to make inroads in a dry first half and their passing was unusually imprecise.Injured midfield maestro Pedri Gonzalez watched on from the stands with an unimpressed expression.Oviedo sought to attack on the counter and Haissem Hassan drew a save from Joan Garcia from long distance.At the other end, Aaron Escandell made a fine stop at his near post to thwart Raphinha before half-time.Barca came out with renewed energy for the second half and soon took the lead.After Yamal and Raphinha pressed in the box the ball broke loose to Olmo, who steered home.Oviedo gave away a poor second goal after 57 minutes, with Raphinha running on to an undercooked back-pass from David Costas and lofting the ball over Escandell.Barcelona's third was expertly taken by Yamal, as Olmo's cross was falling behind him he produced an eye-catching sideways scissor-kick to wrap up the victory.A huge downpour hit the stadium, sending fans scurrying as there is no roof yet, and those who remained saw Escandell deny Robert Lewandowski a potential fourth with a fine save."I think we were not at our best in the first half, (but) in the second we could score the goals and that is the most important thing," said Raphinha. 

Kylian Mbappe has urged Real Madrid fans to refrain from singling out Vinicius Jr for ‌the club’s woes, insisting the blame for their stuttering form rests on ‌the entire team. The France forward ‍appealed for unity ahead of Real’s Champions League clash at home to Monaco today, after tensions at the Santiago Bernabeu reached boiling point during Saturday’s 2-0 La Liga victory over Levante. “I understand the fans because we’re not doing things right,” ‍Mbappe said. “What I didn’t like was that if they boo, they should boo the whole team. You shouldn’t single out one player. It’s not Vini’s fault that we’re playing the way we are now. That’s all I have to say: don’t go after one player. It’s our collective fault, and we have the character to change that on the pitch.” Despite Saturday’s La Liga win, which saw ‌second-placed Real move within a point of Barcelona, who lost at Real Sociedad on Sunday, frustration spilled over at the Bernabeu, with the fans directing their anger at several players, including Vinicius. The ‍Brazil winger was jeered throughout the ⁠match and particularly ‌targeted during the starting lineup announcements, with heavy boos resonating in the stadium. The unrest follows a turbulent period for the 15-times European champions. Their defeat by Barca in the Spanish Super Cup final this month, coupled with a shock 3-2 Copa del Rey exit at second-division side Albacete, has left fans disillusioned. The dismissal of manager Xabi Alonso last week, seven months into his tenure, has further fuelled tensions. Reports of internal discord, including clashes between the coach and Vinicius, cast a shadow over Real’s beleaguered campaign and Alonso’s exit. Saturday’s scenes painted a picture of strain and vulnerability. Broadcast footage showed a visibly emotional Vinicius sitting ​on the stairs leading to the ‌pitch, clearly affected after hearing boos during the lineup announcement. Mbappe, who was seen comforting the 23-year-old winger before the game, emphasised ⁠the importance of providing a supportive ‍environment for Vinicius. “Vini, like you, like her, like everyone else, he’s a human being,” Mbappe said. “He’s an unbelievable talent, a great guy, and I’m fortunate to know him. We all need to protect him better. He’s not alone at Real Madrid, and we’re all with him. When he’s at his best, he’s one of the best players in the world. My ​job is to support him, look after him. When he’s happy, he’s a difference-maker, and that should be our collective focus.” Levante’s visit to the Bernabeu might have secured three points for Los Blancos, but the tense atmosphere underscored the lasting impact of recent disappointments. Despite Barcelona’s surprising 2-1 loss at Sociedad, giving Madrid the chance to close the gap, the Bernabeu faithful remain restless, demanding improvement from their players. Real have the opportunity to move closer to qualifying for the Champions League last 16 with a win over Monaco ⁠today that could be key to Arbeloa rediscovering their rhythm and encourage fans to offer the united backing the team needs. 

The volume of real estate trading in sales contracts at the Department of Real Estate Registration at the Ministry of Justice during the period from January 4-8, 2026 reached QR314,535,182.Meanwhile, the total sales contracts for residential units in the Real Estate Bulletin for the same period is QR56,817,055, bringing the total trading value for the week to QR371.352mn.The weekly bulletin issued by the Department shows that the list of real estate properties traded for sale has included vacant land, residences, commercial shops, a hotel, and residential units.Sales were concentrated in the municipalities of Al Rayyan, Doha, Al Daayen, Umm Salal, Al Wakra, Al Khor, Al Thakhira, Al Shamal, the areas of Lusail 69, Al Wukair, The Pearl, Legtaifiya, Ghar Thuailib, Al Khuraij, and Al Mashaf.Additionally, the volume of real estate trading in sales contracts at the Department of Real Estate Registration has exceeded QR395mn during the period from December 28, 2025-January 1, 2026. 

New coach Alvaro Arbeloa said he was not afraid of failure as he took the blame for Real Madrid's stunning 3-2 defeat to second-division Albacete ‌in the Copa del Rey round of 16 on ‌Wednesday.Arbeloa endured a nightmare ‍start to his managerial career at Real after taking charge of the Spanish giants following ⁠Xabi Alonso's departure on Monday.The ⁠shock result capped a dismal week for the club, who also lost ‍3-2 to Barcelona in Sunday's Spanish Super Cup final.The 42-year-old Arbeloa inherits a side four points adrift of their arch-rivals Barcelona in LaLiga and now out of the Copa del Rey. Speaking after the humbling result at a misty Carlos Belmonte stadium, the former Real Madrid defender took full responsibility for the defeat but insisted ‌that brighter days lay ahead."At this club, a draw is always bad, a tragedy. It's painful, and I'm sure all our fans are hurting," Arbeloa ‍told reporters. "I am responsible and ⁠to blame. As ‌for the line-up and the substitutions, I can only thank the players. Now we have to recover for Saturday."Arbeloa's decision to rest several first-team stars came under scrutiny as Madrid struggled against an organised and determined Albacete side. Despite the result, Arbeloa doubled down on his choices. "I don't regret it. I was convinced that the squad I brought was the right one," he asserted."The players we had formed a great team. I would make the same decision a thousand times over. It's difficult ​for players to adapt to ‌everything I've asked of them in just one day. We also have many players who need ⁠to recover physically."Madrid's second consecutive loss in less than a week was a blow for Arbeloa, but the manager remained steadfast in his belief that failure is a stepping stone to success. "I'm not afraid of failure," he said."I understand anyone who wants to describe this defeat as a failure. ​Failure is part of the road to success. It will make me better, and it will make us all better. I've endured defeats harder than this one. We'll prepare for the next match with maximum dedication."He added that Real had a lot of room for improvement physically. "With a new manager, players will need time to adjust to different ideas," he said. "What happens on the pitch is ultimately my ⁠responsibility. We need clearer ideas in how we approach matches, particularly against teams that defend deep." 

In a sweeping move aimed at easing access to legal and real estate services while reinforcing Qatar’s investment climate, the Ministry of Justice has announced major reductions to service fees and widened fee exemptions across a range of transactions for the first time.The measures, introduced under Ministerial Decision No. (5) of 2026 and issued by His Excellency Ibrahim bin Ali al-Mohannadi, Minister of Justice and Minister of State for Cabinet Affairs, mark one of the ministry’s broadest reviews of fees in recent years. The changes lower costs for citizens and investors alike, while simplifying procedures and encouraging compliance.Under the updated provisions, notarisation transactions in favour of ministries, public authorities, and government institutions are now fully exempt from fees. The same applies to donations and wills for charitable purposes, and to incorporation documents for new companies and private institutions.Several key reductions have been made to individual fees. The cost of notarising a special power of attorney related to real estate has been cut from QR300 to QR100, while transfer fees for farms and marine lands — including assignments — have dropped from 1% of market value to 0.25% of assessed value.The decision further exempts real estate registration transactions involving government entities, charitable endowments, and properties allotted by the state to citizens under existing laws. Inheritance-related documents —such as estate distributions, waivers, and settlements processed by the Family Court — are also covered by exemptions, together with court rulings that annul, rescind, or invalidate earlier registrations.Reflecting legislative updates, the ministry confirmed that the new rules align with the Real Estate Development Law No. (6) of 2014, ensuring the same standards apply to both preliminary and final real estate registers.Among newly standardised charges, registration fees for off-plan units have been fixed at QR100 per unit, and the cost of issuing replacement title deeds has dropped from QR500 to QR100. The fee for a title deed and registration map has likewise been reduced from QR300 to QR100.Mortgage and lien registration now carry a rate of 0.025% of the secured debt value, while property transfers linked to company mergers, divisions, or dissolutions attract a flat charge of QR500. The same rate applies to transfers between individuals and companies they own, in full or in part.For inheritance-related property transfers, fees have been capped at QR500 per property, while issuing ownership statements and certificates now costs QR50 — half the previous fee.The ministry also announced a sharp reduction in charges for mobile services requiring staff visits to applicants’ premises. The fee has fallen from QR1,000 to QR200 for people aged 60 and above, while persons with disabilities and social security beneficiaries are fully exempt.The ministry said the new measures underscore its ongoing commitment to modernising judicial services, simplifying processes, and enhancing digital accessibility. The changes form part of broader national efforts to support economic growth and build investor confidence through transparent, efficient governance. 

His Excellency Minister of Justice and Minister of State for Cabinet Affairs Ibrahim bin Ali al-Mohannadi issued a decision regulating the Preliminary Real Estate Register, defining its data and procedures, as part of the executive measures of Law No. (6) of 2014 regulating the real estate sector and its amendments.The move is intended to consistently keep pace with the national vision aimed at driving the real estate sector forward and strengthening its role within the ecosystem of sectors supporting national development.The decision specified the components of the Preliminary Real Estate Register, which shall consist of a set of real estate title records designated for off-plan real estate units, along with the supplementary registers thereto, containing applications, contracts and their legal instruments, architectural designs, and engineering plans for the project duly approved by the competent authorities.The decision further stipulates that the Preliminary Real Estate Register shall record, for each off-plan real estate unit, the area details, the original property number, the approved project data, the off-plan unit number, its area, boundaries, specifications, any common parts where applicable, and the designated purpose thereof.It shall also record the data indicating the identity of the owner, or the owners in cases of co-ownership of the off-plan real estate unit, the share of each, the cause of acquisition and the cause of termination of ownership, daily register entries, ancillary real rights, related restrictions, and the manner and grounds for their cancellation.To mark this occasion, Assistant Undersecretary for Real Estate Registration and Authentication Affairs Amer Saeed al-Ghafri underscored the importance of issuing the ministerial decision regulating off-plan sale procedures.He noted that it comes within the ministry's commitment to finalizing the executive decisions of the laws governing real estate registration and keeping pace with the nation's real estate development plan, particularly in light of the effectuation of Law No. (6) of 2014 regulating the real estate sector and its amendments.He explained that the decision is aligned with the latest practices applied in the real estate sector, particularly with regard to regulating off-plan sales (sales under construction), in a manner that boosts confidence in the local real estate market.These ownership interests will be registered in the Real Estate Register and granted the necessary legal protection, al-Ghafri outlined, noting that among the most significant provisions of the decision is granting holders of preliminary title deeds the right to mortgage and transfer them, whether by sale or gift, and to conclude all ownership-transferring dispositions, in accordance with the laws in force in the State of Qatar.He also stated that, as part of facilitating procedures, the decision allows for the electronic submission of applications for the registration or recording of off-plan real estate units in the Preliminary Real Estate Register, following approval by the Real Estate Regulatory Authority "Aqarat" and in accordance with the procedures prescribed under Law No. (5) of 2024 regulating real estate registration.Al-Ghafri applauded the level of co-operation and partnership between the Ministry of Justice and Aqarat in providing a supportive legislative environment that stimulates the growth of the real estate sector and promotes its investment attractiveness.Pursuant to the decision, the Real Estate Registration Department at the Ministry of Justice shall issue a Preliminary Title Deed for each off-plan real estate unit, based on the data recorded in the Preliminary Real Estate Register, with an annotation made on the original title record of the project land to that effect.
