Weekly real estate trading exceeds QR387mn

The volume of real estate trading in sales contracts registered with the Real Estate Registration Department at the Ministry of Justice between September 6 and 10 reached QR322,448,150.Meanwhile, the total value of sales contracts for residential units in the Real Estate Bulletin during the same period amounted to QR65,450,760, bringing the total real estate trading volume for the week to QR387.898mn.The weekly bulletin issued by the Department shows that the list of traded properties included vacant land, residences, residential buildings, commercial building, and residential units.Sales transactions were concentrated in the municipalities of Doha, Al Wakra, Al Rayyan, Al Daayen, Umm Salal, Al Khor and Al Thakhira, and Al Shamal, as well as areas of Lusail 69, The Pearl, Al Wukair, Al Gharafa, Ghar Thuaileb, Al Kharayej, and Al Dafna 60.The volume of real estate trading in sales contracts registered with the Real Estate Registration Department exceeded QR586mn during the period from August 30 to September 3.

New laws regulate real estate joint ownership, animal health

His Highness the Amir Sheikh Tamim bin Hamad al-Thani has officially ratified Law No 11 of 2026 regarding the Owners’ Union, according to the Official Gazette issue No 17, issued by the Ministry of Justice. The law established a legal framework for the management, maintenance and administration of jointly owned properties and their common areas.  The law applies to real-estate development projects and jointly owned properties, whether completed, under construction or undeveloped, while excluding buildings used entirely for government administration, hotels and tourism facilities governed by the relevant tourism legislation, and other facilities that a cabinet decision may exclude.  Under the law, an Owners’ Union must be established when a jointly owned property has three or more owners of subdivided units, including the developer or plot owner for qualifying unsold units.  The law and its implementing regulations also allow unions to cover more than one property. Once officially registered, the union acquires a separate legal personality and independent financial liability. Applicants may submit registration applications electronically or on paper, and the competent authority must decide within 15 days. If the application is rejected, the decision must state the reasons, and applicants may file a grievance with the Minister of Municipality within 30 days.  The union’s financial resources include contributions imposed by the General Assembly on owners, investment returns, donations and other approved revenues — a dedicated operating account funds the association’s obligations, including managing and maintaining common areas. The union is responsible for protecting the property and its common components, carrying out maintenance, restoration and reinforcement, preserving its architectural character, arranging relevant services and obtaining insurance where required. It may also seek compensation from parties responsible for damage to the property or common areas.  Owners must pay annual contributions and maintenance expenses, comply with decisions of the Board of Directors and General Assembly, report changes in ownership, and refrain from damaging the property or common areas. Where an owner fails to undertake necessary internal repairs that could harm other owners or the building, the competent authority may carry out the repairs at the owner’s expense, adding 25% to the actual repair cost, without prejudice to the possible criminal liability. Owners are also responsible for the costs that may arise from violations committed by their tenants or occupants. The law gives the union mechanisms to recover unpaid contributions. Following prescribed notices, continued non-payment for three consecutive months may lead the Board to request procedures to cut electricity and water services to the unit. Such action is subject to grievance procedures and cannot be implemented until the relevant grievance period has expired or the grievance has been decided.  The union can claim the property and its related shares if the owner doesn’t pay their financial obligations. Developers or plot owners may collect up to two years of the union contributions before handing over a unit, subject to the executive regulations.  The General Assembly must meet at least once a year and may be convened when required. His Highness the Amir Sheikh Tamim bin Hamad al-Thani has issued Law No 12 of 2026 on Animal Health, which was published in the Official Gazette issue No 17, establishing a comprehensive framework for preventing and controlling infectious, epidemic and zoonotic diseases among animals and protecting the country’s livestock resources. The law replaces Law No 1 of 1985 on animal health and covers animal owners, veterinary professionals, animal facilities and animal products. It is scheduled to take effect six months after its publication in the Official Gazette. The legislation assigns the Ministry of Municipality, in cooperation with the relevant authorities, responsibility for epidemiological surveillance, disease testing, and implementing necessary health measures.  It also provides for public awareness campaigns, vaccination programmes, establishing a livestock database and animal identification system, and vaccinating animals under appropriate veterinary supervision.  Under the law, animal owners must notify the competent department within 24 hours of suspecting or being informed that an animal is infected and must arrange a veterinary examination. Owners and veterinarians must also report diseases included in the schedule attached to the law. Suspected or infected animals must be isolated at locations designated by the authorities, and owners may not dispose of the animals or their products without the required approval.

Espi saves Real Madrid with late winner at Elche

Real Madrid substitute Carlos Espi snatched his team a last-gasp 3-2 win at Elche on Tuesday to pull them level with Barcelona at the top of La Liga. The striker, who already saved his team at Espanyol in their opening game with a late strike, tucked home at the back post in the 91st minute after Madrid threw away a two-goal lead.Espi, who Madrid signed this summer from Levante, has not started a game for the club but both of his goals have been vital for Jose Mourinho's side.Madrid have five wins from six matches, level on points with champions Barca, who host Racing Santander on Wednesday."(Espi) comes on with great motivation, (but) he has in front of him a player who is not a normal player," said Mourinho of Kylian Mbappe, who also scored for Madrid."Playing with the two of them is not easy... with the changes I made late on I risked everything, because a draw was not enough." Mourinho was unhappy with his team not extending their 2-0 lead and allowing Elche, now bottom of La Liga, to fight back. "There are games which seem to be over... which we're not killing off, and after not killing them off they go from easy to being out of control," added the veteran coach.Mourinho rested Jude Bellingham for the first time this season, bringing Arda Guler into the team in his place. Players from both teams wore t-shirts in support of residents from the city of Ceuta after the recent migration crisis in the Spanish territory in north Africa, although Mbappe, Vinicius Junior and Ibrahima Konate rolled them halfway up, appearing to slightly obscure the message "we are all Ceutans". Vinicius has been struggling for his best form this season and missed some presentable opportunities at the Martinez Valero stadium. The forward prodded wide after Guler set him up in the second minute, and he also sent another effort badly off-target from the edge of the box.Tete Morente threatened at the other end but Madrid were on top and took the lead midway through the first half. Guler curled a free-kick around the wall and against the post, with the ball hitting Elche goalkeeper Matias Dituro before it crossed the line, for an own goal.Madrid's second came eight minutes later, created by record signing Yan Diomande, who registered his first assist for the club. Starting for the second time, the Ivorian winger crossed for Mbappe to slip past Dituro for his eighth goal of the season across all competitions.Mbappe collided with the goalkeeper and appeared to be hurt but soon recovered and was able to play on. The striker combined again with Diomande early in the second half but could only head the winger's blasted cross high over the bar.Vinicius drilled wide before he was replaced, ending a frustrating evening for the Brazil international. - Elche battle back - Elche pulled one back through Abiel Osorio's header from Lucas Cepeda's cross, with the forward leaping high to nod past Thibaut Courtois.It struck fear into Los Blancos and Elche capitalised, equalising in the 83rd minute through Nino. The Spanish striker produced a fine low finish to pull his team level with the 15-time European champions.Mourinho threw on strikers Espi and Endrick to try and find a late winner, and he got what he was looking for.Espi made a run to the back post where Mbappe found him to knock in the late winner. Earlier Valencia earned a 1-0 win at Alaves, while Rayo Vallecano defeated Espanyol 2-1.It was Valencia's first win of the season, after they sacked coach Carlos Corberan on Sunday, secured with a Luis Rioja strike with 12 minutes to go.

Betis beat winless Villarreal to go third

Real Betis secured a 2-1 win at Villarreal on Monday to move third in La Liga and leave the Yellow Submarine in the relegation zone. Inigo Perez's Villarreal are winless from five league games and sit 18th, while also losing their Champions League opener. Cucho Hernandez and Natan's goals helped Betis claim three points and pull level with Real Madrid, after Gerard Moreno opened the scoring."Right now everything's going against us, teams are punishing us," Moreno told Movistar. "We have to stick together and demand more of ourselves... maybe when we go behind, anxiety kicks in and it's more difficult."It's hard to explain (how few) points we have... we have to be a team now more than ever." Reigning champions Barcelona lead the table with five straight victories, followed by Real Madrid and Real Betis."We're calm but excited. Difficult moments will come, but unity, honesty and work are non-negotiables here," said Hernandez.Villarreal had the better chances in the first half but ended up going in behind at the break. Alvaro Valles made a fine save to push Santi Comesana's effort onto the post, while Moreno and Tajon Buchanan had goals ruled out for offside.The hosts took the lead through Moreno in the 29th minute, when Buchanan headed the ball back his way to finish from close range.However Betis netted twice in four minutes before half-time to take the lead. Hernandez tucked away the rebound after Peter Gulacsi saved Ez Abde's shot to pull Manuel Pellegrini's side level. The Hungarian goalkeeper was at fault for Betis's second, pushing the ball into the path of Natan to finish from close range after a corner was nodded towards goal. The visitors should have extended that advantage in the second half but Hernandez had a shot blocked when well placed and Pablo Fornals miscontrolled the ball when left alone in front of goal.Gulacsi made fine saves from Nelson Deossa and Antony as Betis continued to create huge danger without killing off the game, although they were not forced to pay for it. "We had three or four clear chances, I had two, that had to be a goal," Hernandez admitted.

Mourinho praises 'incredible' Guler amid battle for minutes

Real Madrid coach Jose Mourinho hailed playmaker Arda Guler on Monday ahead of the team's visit to face Elche in La Liga.The Turkish midfielder came on as a substitute in Madrid's 4-1 win over Rayo Vallecano on Saturday and helped steady the team when they were wobbling under pressure. Guler is not assured of a starting place at Madrid, with Kylian Mbappe, Vinicius Junior and Jude Bellingham all part of Mourinho's regular side.The 21-year-old is competing with record signing Yan Diomande and Brahim Diaz among others for minutes, ahead of the central midfield duo. "There are people more qualified than me to talk about his development, people who have been here since he arrived, about how he's transformed physically," Mourinho told reporters."But for me, his quality of play is incredible -- his vision, his decision-making, his playmaking, the stability he brings to the team, his creativity... "For me, he's a player with fantastic potential who already has some very impressive stats." Guler has shown he has a strong link with Mbappe on the pitch, regularly combining well with the French forward, including for Madrid's fourth goal against Rayo.Mourinho said he would not go completely overboard with praise for Guler, who arrived from Fenerbahce in 2023. "Maybe I don't want to go so far as to say 'top, top, top' three times, but I can definitely say 'top, top'," joked the Portuguese coach.One player still looking for his best form at Madrid is Vinicius. The Brazilian winger has scored one goal this season and Mourinho reiterated his view that Vinicius is still not at his best. "The best version of him is scoring goals. Obviously, assisting is important, working for the team is very important. Commitment, solidarity, and teamwork are very important," said Mourinho. "But there's another Vinicius, the Vinicius who arrived in Lisbon last season (in the Champions League) and in close matches, in the knockout rounds, gets one chance, scores a goal and that's it."He's lacking that top-level performance lately, but I am happy with him." Second-placed Madrid trail La Liga leaders Barcelona, who boast a 100 percent record, by three points.

Mbappe embraces Ballon d'Or talk after historic World Cup exploits

Real Madrid striker Kylian Mbappe said Monday it was natural for people to consider him as a potential Ballon d'Or winner this year after his World Cup exploits. The France captain scored 10 goals at the tournament this summer to win the Golden Boot, with his country finishing fourth, and has netted 22 in the competition during his career, making him the World Cup's all-time top scorer.  Mbappe, 27, has not yet won the prestigious trophy given to the world's best player. "I think that when you play for Real Madrid, which is the best club in the world, naturally people associate you with that kind of award, they associate you with collective awards, individual awards," Mbappe told reporters. "A lot of people, when they see me in the street, talk to me about the Ballon d'Or, a lot of people talk about me as a possible Ballon d'Or winner... "Of course I made a lot of history this summer in the most important competition in sport, but we'll see. "I have the feeling that it's a good year for that, but there's still a long time to go and people are free to vote for whoever they think is the best player in the world." Since joining Real Madrid in 2024 Mbappe has scored huge quantities of goals but the club has failed to win a major trophy.On Tuesday the record 15-time European champions host Inter Milan in the Champions League in the first match of the league phase. During Mbappe's first two years at Madrid the team has appeared unbalanced, with too many star names, including the Frenchman and Brazilian winger Vinicius Junior, widely considered not to be contributing enough to the team effort -- in contrast to Ousmane Dembele at Paris Saint-Germain and Raphinha at Barcelona. "We have to improve," admitted Mbappe. "But I could play dumb and tell you that I score more goals than (Dembele and Raphinha), and that they need to score more goals to be like me. "Everyone is different, but I want to do things intelligently and say that of course I have to improve and all that, but I don't like comparisons because I think I do a lot of things that others don't do."Real Madrid coach Jose Mourinho recently said he would prefer if Mbappe scored fewer goals but also worked hard to help the team win titles. Mbappe said he would accept lower numbers if it led to trophies, but noted they were not mutually exclusive. "I'd take 30 goals with titles, yes, but... for me it's an absurd debate," said Mbappe. "I always want to score goals and win titles... you don't have to choose, you can do both things." - Mourinho faces old friends - Veteran Portuguese coach Mourinho led Inter to Champions League glory in 2010 at the Santiago Bernabeu before he departed to take over at Real Madrid. Despite his history with the Italian side, whom he steered to the treble that year, the coach said that only mattered before and after, but not during the match. "There aren't many (people) left from my time, but it'll always be a pleasure to see people, even if I don't know them, but people who defend Inter, before and after," said Mourinho."During the game I want to win, they want to win, and there won't be time to think about things from a wonderful past." Mourinho wants his Madrid players to bounce back from their first defeat of the season, 1-0 at Real Betis on Friday in La Liga. "I want to win. I could tell you I want to play well, but I don't want to play well like we did against Betis and lose," said Mourinho. "Obviously we're in a phase where we play eight games and the objective in these eight games is to qualify, and I think we're going to do that. But I want to think about this match in isolation from that context. "I want to think about this match as a one-off game. I don't want to think that we still have seven more matches to play, and I want to win."rbs/jc

New Batch of Qatari Real Estate brokers licensed after taking legal oath

A new batch of licensed Qatari real estate brokers took the legal oath before the Real Estate Brokers Affairs Committee at the Ministry of Justice.The new batch comprises (43) real estate brokers, including individuals and real estate brokerage companies.The new batch of real estate brokers took the legal oath after completing the licensing procedures in accordance with the provisions of Law No. (22) of 2017 regulating real estate brokerage activities, and passing the mandatory training course for licensed real estate brokers.Assistant Undersecretary of the Ministry of Justice for Real Estate Registration and Documentation Affairs and Chairman of the Real Estate Brokers Affairs Committee, Amer Saeed Al Ghafri said that the newly licensed brokers represent a valuable addition to the growing pool of authorized real estate professionals.He noted that their contribution will help support the continued growth and development of the real estate sector, enhance its investment appeal, and protect the rights of parties involved in property transactions by ensuring they are served by qualified, licensed brokers who are fully familiar with the legal requirements governing real estate transactions. He also reiterated the Committee's emphasis on the importance of dealing exclusively with licensed real estate brokers, as this helps safeguard the rights of all parties and ensures that transactions are conducted properly and efficiently. The Ministry of Justice is also intensifying its efforts to reorganize and regulate the real estate brokerage profession in accordance with Law No. 22 of 2017 regulating real estate brokerage activities. These efforts are aimed at supporting the national economy, improving mechanisms and practices within the real estate market, and providing professional training and development for those working in the brokerage sector, including owners of real estate offices and Qatari brokers.

Weekly real estate trading tops QR377mn

The volume of real estate trading in sale contracts registered with the Real Estate Registration Department at the Ministry of Justice on August 2-6 reached QR353,406,706, meanwhile the total sales contracts for residential units in the Real Estate Bulletin for the same period stood at QR23,813,514, bringing the total trading value for the week to QR377.22mn. The weekly bulletin issued by the Department shows that the list of real estate properties traded for sale included vacant land, residences, commercial shops, a hotel, and residential units. Sales were concentrated in the municipalities of Doha, Al Rayyan, Al Wakrah, Al Daayen, Umm Salal, Al Khor, Al Thakhira and Al Shamal, and areas of Al Kharaej, Lusail 69, The Pearl, Legtaifiya. The volume of real estate transactions in sales contracts registered with the Real Estate Registration Department on July 26-30 exceeded QR400mn.
