Qatar’s premier real estate developer Barwa Real Estate Group has announced plans for a mixed community development in Lusail.The project ‘Lusail Golf Residential Development’ covers 3.65mn sqm, of which almost one-third is allocated to residential areas, and the remaining 69% to leisure and sport facilities and green areas, said CEO of Barwa Group Abdul Aziz al-Turki al-Subaie yesterday at the Real Estate Summit held as part of the ongoing Cityscape Qatar 2012 at Doha Exhibition Center yesterday.Elaborating on the Lusail Golf Residential Development, the top Barwa official said the project featured 28% public areas and gardens, 12% open spaces and 2% is dedicated to community amenities such as schools, health clinic, mosques and a hotel.Out of the space for sport and leisure facilities, 26% is dedicated to such amenities as a 6-hole golf course, golf club and tennis courts. And 31% space is dedicated to low and medium density zones.The development is split into three district zones, Lusail Gharb, Souq Lusail and Lusail Sharq.Lusail Gharb is an upmarket zone where the developers would build a Greg Norman 18-hole golf course, Golf & Country Club and Chris Evert Tennis Centre.Souq Lusail is a contemporary inspired souq which offers retail and lifestyle services, sports, and residential clubs, mosque and schools, said the developers.Lusail Sharq is characterised by its family orientation, as reflected in its green spaces, 6-hole academy golf course and accessibility to schools, the village centre and other facilities.The development also includes a retail village, an 8-room boutique hotel and community facilities such as schools, mosques and health clinics.Built on Arabian, Mediterranean and contemporary architectural styles, the residences in the development include an array of traditional, oriental and contemporary villas and townhouses.Luxury golf villas, Mediterranean-modelled apartments and The Central Corridor Boulevard- an exclusive residential and retail complex are the other major attractions.The whole project is expected to be operational in about five years. At the exhibition concluding tomorrow, the company is showcasing major projects including the QR7bn Commercial Avenue - an 8km mixed use development, Barwa al Baraha workers accommodation and the 1.35mn sqm Barwa City Housing, which was formally opened on May 20.The company is also offering visitors a number of offers including a 20% reduction on single retail spaces at the Barwa Commercial Avenue project. Retailers intending to lease more than one showroom will receive a 50% rental reduction on the second unit.This special offer is also extended to all existing signed contracts on the condition that tenants visit the Barwa stand at the exhibition centre to activate the deal.
