Emaar sees Dubai hotel occupancy, now at 60%, recovering within a year

Dubai real estate developer Emaar's Dubai hotels are currently seeing an occupancy rate of around 60%, its founder and chair told Reuters on Monday, adding that the company expects a return to pre-war levels in the next 12 months."We were dealing with 83% occupancy. During the war, we crashed down to 20, 25. Now we're back to about 60% occupancy. We're very happy with (that). At least our hotels are operating," Mohamed Alabbar said in an interview.The Iran war has led to heavy disruptions to energy shipments, logistics and travel to and via the Gulf.International travel to the Middle East, North Africa and South Asia is expected to fall 14% this year, according to consultancy Tourism Economics, dragged down by a more than 30% fall in Gulf countries, before rebounding in 2027."The truth is that in Dubai we've been spoiled," Alabbar said, adding that the city's hospitality sector had for some time become used to growth of 9%-10% per year. "So this change is quite drastic."Demand was coming back, supported by more international flights, he added.While Gulf carriers have gradually ramped up capacity, some European carriers are expected to return to the region only next month. "I believe that in the coming few months, we'll go back not to the 80%, but I think we'll crawl back to normality in the coming, say, 12 months," Alabbar added, referring to occupancy.Emaar, developer of the world's tallest building, Dubai's Burj Khalifa, has played a central role in the emirate becoming a Gulf business and tourism hub, including in the years following the pandemic when the property market boomed.Alabbar said the company had a revenue backlog — which provides visibility for future revenue recognition — of more than $50bn, and that its collection rate was currently "just as good as 2025".He said he was confident in the market, but that while sales had improved, they were below pre-war levels."I think right now it's hovering around 50% lower than normal," he said.Alabbar expects an average 5% fall in real estate prices in Dubai this year as a result of the Iran conflict.The number of real estate projects completed in Dubai rose 39% during the first half of 2026, the UAE state news agency reported last month, citing Dubai Land Department data.The total investment value of these projects exceeded 111bn dirhams ($30.22 bn), up 52% from the same period a year earlier, it said.In June, Emaar announced a nearly $55bn urban district in Dubai that would house 150,000 residents, wagering the emirate's property market can absorb the shock of regional conflict."Once the dust settles with Iran and the US, I think I'll roll it out straight away," Alabbar said.

The growing Qatar-Egypt partnership is taking a new dimension through Alam Al Roum, a major development on Egypt’s North Coast that reflects an ambitious vision for tourism, investment and sustainable urban development in the Mediterranean. In an interview with Gulf Times, Qatari writer and media professional Moza Abdulaziz al-Ishaq described the project as more than a conventional real estate investment, highlighting its potential to become a fully integrated international tourism destination. She has written a book on tourism in Qatar, titled Qatari tourism innovations. “Alam Al Roum reflects a vision that views tourism destinations as engines of economic growth and powerful tools for reshaping the development and tourism landscape,” she said. “It represents a transition from traditional real estate investment towards building a complete global destination,” she added. The project is among the largest Qatar-Egypt investment ventures in recent years, with an estimated investment of $29.7bn, covering nearly 4,900 feddans (a feddan equals 4,200sqm) and extending along more than 7.2km of Mediterranean coastline. Al-Ishaq said that the project’s significance extends beyond its economic value, describing it as a model of Arab economic integration capable of encouraging further Gulf investment in Egypt. “The project carries political and strategic dimensions alongside its economic importance,” she stated. “It strengthens Arab economic integration and demonstrates how regional partnerships can create long-term value through tourism, innovation and sustainable development.” Developed by Qatari Diar, the project is envisioned as an integrated city combining residential, hospitality, entertainment, commercial and investment components. Plans include international hotels, approximately 4,500 hotel rooms, luxury resorts, a world-class yacht marina, commercial and administrative areas, educational and healthcare facilities, extensive green spaces and a wide range of marine, sporting and leisure activities. According to al-Ishaq, the project reflects Qatari Diar’s broader international strategy of developing sustainable urban and tourism destinations while diversifying investment beyond the energy sector. “Qatari Diar does not view Alam Al Roum simply as a real estate project, but as an integrated destination bringing together living, tourism, entertainment, services and investment,” she said. “Its ambition is to create a world-class destination capable of competing with leading international resorts.” Al-Ishaq noted that global tourism is increasingly defined by the quality of the overall experience, rather than natural beauty alone. Accessibility, accommodation, services, entertainment and recreational opportunities have become key elements in determining a destination’s competitiveness. Al-Ishaq believes Alam Al Roum is well positioned to respond to these changing expectations and strengthen Egypt’s North Coast as a regional hub for luxury tourism and investment. “This project reflects a new concept of Arab joint investment, where economic vision and tourism development converge in a single project, creating opportunities for sustainable growth and stronger regional partnerships,” she added. With its scale, strategic location and integrated development model, Alam Al Roum is expected to emerge as a major tourism and investment destination in the Mediterranean, while providing a prominent example of Qatar-Egypt co-operation built around shared economic interests and long-term development.

Moza al-Ishaq: Qatar's tourism success is a global story still being written

For journalist and writer Moza al-Ishaq, who received the Visit Qatar Outstanding Service Excellence Award and the Arab Union for Tourist Media Award for her book Creative Qatar Tourism, Qatar's rise as a leading tourism destination is reflected not only in visitor numbers but also in the way the country is increasingly portrayed by international media. She believes Qatar has successfully transformed its global image from an energy producer into a destination recognised for its achievements in tourism, culture and sports. "Qatar has built a unique international identity by balancing authenticity with modernity," al-Ishaq told Gulf Times. "The world's media now view the country as a model for using culture, sports and tourism to strengthen its global standing while preserving its national identity." According to al-Ishaq, this transformation is the result of a long-term national strategy rather than a single global event. While hosting the FIFA World Cup Qatar 2022 marked a historic milestone, she says international media consistently recognised that the country's success stems from years of investment in infrastructure, education, culture and human capital, all aligned with the goals of Qatar National Vision 2030. Among the factors most frequently highlighted in international reports are Qatar's world-class infrastructure, including Hamad International Airport, Hamad Port, the Doha Metro and a growing portfolio of luxury hotels and resorts. Its strategic location, placing nearly 80% of the world's population within a six-hour flight, together with simplified visa procedures and world-class aviation connectivity, has further strengthened its appeal as an international destination. Al-Ishaq also points to the diversity of Qatar's tourism offering as a key advantage."Qatar is no longer seen simply as a stopover destination," she says. "It offers a complete experience that combines culture, sports, leisure, business and family tourism, making it attractive to visitors from around the world." The figures support that assessment. According to Qatar Tourism, as reported by Qatar News Agency, the country welcomed more than 1.13 million visitors during the first quarter of 2026, reflecting continued growth and rising international confidence in Qatar's tourism sector. Beyond the statistics, al-Ishaq believes Qatar has successfully employed culture as one of its most effective tools of soft power. Through sustained investment in museums, heritage sites, traditional souqs, and the arts, the country has promoted cultural dialogue while safeguarding its Arab identity. This balance between heritage and innovation, she notes, is frequently highlighted in international media coverage. Sport has been equally influential. International media continue to describe the FIFA World Cup Qatar 2022 as a turning point that showcased not only Qatar's organisational excellence but also an Arab nation's capability to host the world's largest sporting event to the highest international standards. Looking ahead, al-Ishaq believes maintaining this momentum will require continued creativity and innovation. She calls for greater support for tourism entrepreneurs, stronger investment in the knowledge economy, wider recognition of the roles of writers and cultural figures, and more diverse visitor experiences. She also stresses the importance of empowering content creators and cultural ambassadors to communicate Qatar's story to global audiences. "Tourism today is about far more than promoting destinations; it is about telling a nation's story. Qatar has earned worldwide recognition and sustaining that success will depend on continuing to innovate while remaining true to its identity." Al-Ishaq concludes” "Maintaining this momentum requires continuous innovation in the tourism sector, diversifying the experiences Qatar offers to visitors, and further strengthening the knowledge economy. Writers, intellectuals and content creators also have a pivotal role to play in conveying Qatar's authentic story to the world by producing professional, creative content that reflects the country's cultural identity and achievements, extending far beyond simply covering events and activities."
